I stopped by the restaurant next to UPS for some tea and fries. Unfortunately, the girl at the counter wasn’t able to let me know which teas were decaffeinated, so I decided to skip the tea and just ordered regular fries instead. It took about ten minutes for my fries to arrive, which felt a bit long for such a simple item. The portion size was reasonable for over $5, but ironically, I think they could have cooked them a little longer. They were still hot, and honestly, I can't resist French fries. If I find myself at UPS again, I would probably order the fries again, although they're not really worth going out of my way for.
FINALLY came at a time they were open (we tried 4 times prior). If you enter at the back, someone will take your order at the table set up so you don't have to walk all the way in. There are three sizes that correspond to the number of flavors you can choose. I got a large that comes with two flavors for $8.75. The BBQ and Sour Cream mix was extremely light and the flavor really wasn't there for me. Even pooling the seasoning together didn't pack a flavor punch. The fries, however, were light and crispy and very good. Compared to a Mega size for $6 at Potato Corner, this really isn't worth the cost nor the calories.
This place is pretty good. The first time I had their royal milk tea with boba, a little bland. Second time I got it, tasted great. Their chicken with scallion is so good. I am really picky with chicken with scallions because it could be really oily, but this one tastes great and the soy sauce that comes with it tastes even better!
This place is so expensive, and taste the same even though I ordered the different tea! I ordered boba tea, they said no boba , they did not even discount, they charged in full. I understand that current situation, but they did not tell me about boba until I ordered. Do not waste money!

For 6 something I expect a high quality milk tea. This place was tasteless. Worst milk tea in all of San gabriel Valley. I always thought tapioca express lollipcup had the worst milk tea but this place takes the cake. Don't come here. Its a total rip off of water down drinks.
The potato and tea here are absolutely delicious, and even though it's located in San Marino, the prices are very reasonable. On both occasions I've visited, the restaurant wasn't busy, and the service was impressively quick. I would definitely recommend it!
The food is horribly expensive and not even that good. All of the drinks are watered down and taste the exact same. The workers there are so rude and don't know how to interact with people.
This Tea Spot is NOT closed : The young man that helped me was very welcoming, patient and helpful in making my drink decisions. Clean inside and relaxed atmosphere. Will be coming back

The atmosphere was clean and pleasant, and the service was excellent with friendly staff. The food was delicious and the portion sizes were quite generous.
