I had my first experience at this family-run vegetarian spot and it was fantastic! The service was fast, friendly, and the place was clean. I tried an amazing dish called "egg pizza," or Ajarski, which I’ll describe below. But first, here’s a quick breakdown of my visit:
**Parking:**
The restaurant has a small parking lot that’s easy to access if you’re heading east on Glenoaks. There’s also street parking available around the corner on either side.

Sipan bakery stays strong through the ages. Some favorites I recommend are the spicy cheese beorek and Khatchapouri with veggies and sojuk. Our new fav has been the breakfast pizza as well!!! A simple, no frills Armenian bakery to satiate your appetite for fresh baked savory foods. Beyond friendly service and a clean organized operation. My husband, 2 year old son and I are their #1 fans for a breakfast on the fly. Anytime we head to UPS store next door, we must stop in for goodies. Call in your order ahead and taste the goodness.
I first discovered this place about a year and a half ago, and every time I'm in LA, I make sure to stop by for a bite to eat. I visited again a few days ago, and I always have a wonderful experience there. The food is outstanding—delicious, warm, and fresh every time! The restaurant is a bit small but very clean and well-maintained. The owners are incredibly kind, friendly, and warm-hearted. I would highly recommend this spot to anyone who hasn't been yet. If you're considering it, definitely give them a try!
My friend found this place because he is a huge fan of katchapuri and I'm so glad I went along! The katchapuri was delicious and you can add a variety of toppings. The owner (I think it was him at least) was very kind and explained options to us and even recommended different vegetarian options for me. The food was fresh and super delicious. I'm literally craving another Katchapuri and will be back for more soon! Don't be afraid to try something new and get some yummy food here.

I've met these guys about a year and a half ago, and every single time that I am in LA I pass by and grab a bite, I did again a few days ago, I always have the best experience with them, since they have amazing food, tasty, warm and fresh always! They have fairly small but clean and a neat cute place. Super kind, friendly and warm hearted owners, I would definitely recommend this place to anyone who has never been here and wants to give it a try, definitely give them a chance!
Thank you Sipan Bakery! I came from Whittier to Glendale for their lahmajun and this was by far the Best I've had! So good! It had the perfect combination. Then I saw their beef shawerma pizza had to try it! Since I was driving back they were so kind to pre-make it for me and give me heating instructions! Thank you Arman and Mary. Oh man!! I was not disappointed, so much flavor Wow, everyone should try it!
Authentic and delicious! The owners are incredibly friendly and generous. We tried the zaatar with cheese, ackawi cheese, muhammara, and lahmajune manaeish, and everything was exceptionally tasty. I would definitely return when I’m in the area!
My first time coming in with my husband. Amazing customer service! Lahmajoun was freshly made ! Exceeded our expectations. We will be back. We highly recommend this place. -Happy Easter
